A Building Warrant of Fitness (BWOF) is an important document that must be obtained and displayed if you are the owner of a building. A BWOF certificate states that your building is safe, particularly that all specified systems within the building (outlined in your building’s compliance schedule such as air conditioning systems, lifts…) are well maintained and safe for use.
Compliance
It is a legal requirement for buildings in New Zealand to have a valid BWOF certificate on display and failure to do so, or displaying a fake or expired one, can result in fines up to $20,000 and/or potential prosecution.
A copy of your BWOF must be sent to your council before its expiration date, as well as copies of Independently Qualified Person (IQP) certificates of compliance and other recommendations.
